Sounds like others have given you ample opportunities within your market to reach your financing objectives . 

If I knew the level of wealth I would have attained in real estate investing, I would have started right around your age.

I am looking at homes online on a daily basis, but right now I have zero'd in on a few zip codes that I believe that 1% of rent to purchase price is pretty attainable (but I'd like to approach 1.1% or more if possible). 

I would never wholesale a home in foreclosure unless if there was ample time and if I knew I could perform for the seller without a shadow of a doubt. 

(I kicked cancers ***😊) I I have been reading books,listening to podcast,and blogs for a long time and have started the work of attaining list and bird dogging to do wholesale transactions.

A little background on myself, I'm 21 years old, still in undergrad and in the final stages of attaining my salesperson license.

We handed them Notice to Quit and gave 60 days ample time for them to move out.  

Then you have signed proof that you gave your notice with ample time.

It would need to be something attainable relatively quick.
