It is fully depreciated, he inherited it, it's currently held in a corporation, and according to his CPA the taxes will eat him alive...so he is scared to sell it.Suggestions on what I can do to help alleviate this worry?

You will need to be able to understand and assess the information presented and make your own decision based on that assessment.Long contracts do deal with a multitude of issues that may come up during the closing process and therefore can help to alleviate possible disagreements that might arise.

In some cases it could cost more than 20% to sell, meaning the net after a refi would be more than the net after a sale.Of course a IRC Section 1031 would alleviate the Federal tax, but state and local taxes as well as all the other costs of selling would remain.

To help alleviate this concern, make sure you have a True preapproval-having submitted 2 years of tax returns, last two bank statements, all debts revealed, etc-and have your lender specify that these have been specifically reviewed.
