I have had great success with Zillow Rental Manager which is free and posts to Trulia and Hotpads in one go PLUS their application fee is super cheap.

Also find a lender who can move fast - we have several that can close in 15 days and less.

Additionally, ATCP 134.05 says that if the tenant provides a consumer credit report from an agency that compiles and maintains files on consumers on a nationwide basis and it is less than 30 days old, the landlord may still run a credit check but at its own expense.When I inquired with the company, they replied: "These laws are in place to ensure that you, as a landlord, are not profiting by incentivizing multiple applicants to apply when you have no intent to rent to them.

My markup is always lower than the original lender's because I don't spend money advertising during the Super Bowl, my president doesn't have a corporate jet, and we don't have layers of management we need to pay.

It's terrifying to think how fast it can spread with that kind of force behind it.
