How much weight do you give to the cash flow benefit of cheap debt when the property is priced above market?

The wall street journal published a piece suggesting home prices are overprice and will likely fall. 

This year is slower than normal because mortgage rates and home prices are so high.

Only reason I've been doing it is to get 0% business credit card limit increases.  

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

In the case of the stolen furniture I would also ask how did the police offer develop the competence to read a lease and decide that was a reason to not pursue the case? 

Purchase price: $125,000 Cash invested: $75,000 Sale price: $248,000 Decent fix and flip completed in 2024.

We have rented the long term unit to family friends for over a year and the bills were always reasonable.

And what a great acquisition price in Fair Oaks! 

My only goal is to have all the details clearly spelled out so we can adjust price and deadlines in a fair manner as things come up.
