i called a number I found on line and it was his personal number he said and he not working for Rad. 

This specific tenant disregards quiet hours and continues to play their music loud.

So it can be good for cash flow and building in tighter spaces but it is less of a equity play in today's market if you're looking to sell right away

When you have a proven track record of performance, then you can play with other people's money. 

Hi Robert,Given you are looking to buy another rental (long term), a cash out refinance on the existing property would be a good play here.

Not sure if that is still legal or even translates in today's world of everything online but seemed like a good screening tool to me at the time. 

Vrbo and Airbnb do not play around when they see you taking direct bookings from guests who found you through their platforms.
