I keep comparing to Aussie and other countries world wide.Buyers agents pretty much don't exist and only listing agents do.true, US is almost always the most complicated one, in other country no need to have buyer agent but there're more, no need to pay tax when selling house, no need to put all 2000 pages disclosure when selling house  , no need to have house with so many certification (required in some states ) before renting it out , no need to hire expensive licensed american-born General contractor when repair house, no need to call specialized licensed educated electrician / plumbing with ipod because it's just .... plumbing. no need to pay tax with annual increase .... no need to pay ridicilous amount of insurance every year no need to check their credit score and immigration status when renter is impying LOL the list is on and on

The slightly confusing part is the Business License Tax Certificate.

Ask for the application and screening reports like the credit report, background check and application.Check the property conditions - ask to see a copy of the lead certificate, rental license and rental inspection.

If there is no lead certificate on file with the state, you WILL need to delead, so use that in your negotiations.

You will not be able to get a certificate of occupancy in Philadelphia until you have rehabbed the property.

Each bulding dept can vary significantly in what they require.In my area (Tamarac), zoning requires a survey and elevation certificate for additions.

The only problem is to get a Certificate of Rental Suitability, you need a Rental License for that property to get it.

Why are people paying these prices!?  They have been for years!  Numbers don't pencil out for a 30 year mortgage, but property still sells!  If the buyers are cash buyers why don't they just put their money in...
