Too much supply not enough demand - i just think it’s too hard compete with the Walt Disney World hotels.

When the pandemic hit and the visiting scholars had to back out of their leases, I slashed the rents and advertised on Furnished Finder but my units are not particularly conveniently located near hospitals and the area hotels were offering to house visiting nurses for tax write offs.

If you purchase a townhouse/condo that only sleep 5 or so people you are competing with hotels.2023 was not a good year for the market.

I hold two properties in an LLC, one property is currently a STR with less than 7 night rental on average and I provide hotel-like hospitality services and materially participate.

They don’t have issue at hotel for gym, pool, hot tub but a house has a different mind set of privacy. 

High quality hotel brands are owned by investors and  triple net leased to management companies.

I worked for IHG, the hotel chain, and if you are a franchisee, the home company can easily remove your status as a franchisee. 

If you do go with a non-connected lock please change the codes often, I often compare it to a hotel in that if the front desk told me the previous occupant's keys still worked during my stay I'd be sort of annoyed.FWIW, we use ResortLock from Lockstate (no affiliation, just what we use) on all our properties. 

But it's kind of like saying "does anyone want to back me in building a five star hotel" which you're probably not going to get any traction, unless you have a track record of working for a five star hotel developer for a few years and can demonstrate you truly know how to execute that type of development. 

Sometimes people don't want to stay in a hotel and would rather stay in a home!
