So I live in the south bay of Los Angeles (Torrance/Harbor Gateway).

IMO Florida (especially Tampa Bay/Beaches) is one of the best returns on STR in the country. 

It's definitely a nice and safe area, especially coming from the Bay.

Over the last 5 years, markets like Memphis and Detroit (where I have been investing) have performed on par with "appreciating market" like Seattle and the Bay area.

As mentioned above already The greater Tampa Bay area is great!

Here is a real life example with my client (numbers are altered since we haven't closed yet): Activities are a lot slower in recent months in many cities across the bay area.
