Thank you @John Mason appreciate it and yes I've noticed that there's quite a lot of people who can spread great knowledge I'm wanting to put to use.

Having a GC that will provide good documentation, itemized receipts, etc. will make the process much easier I've noticed. 

Currently, I have a little over 100 properties and am starting to notice trends.

I can't speak to what time these slobs left as I don't require notice but the cleaner was there promptly.  

This planning phase at the beginning does not seem to be emphasized enough.As I read other people's investment stories and talk with other real estate investors, I have noticed that some seem to have unrealistic expectations about real estate investing.
