They eventually sold their business to another company and things were fine after that.All the others were easy.If you are going to switch, you might want to try that after a resident moves out.  

I lived in my home as my principal residence for all of the last 10 yrs, moved, then sold with owner-financing. 3.5 yrs later, the buyer re-sells the home and sends me full payoff.

But overall, with a young family, I would be cautious about gambling the whole farm (Brokerage account) on RE investments.

I’ve only considered it for our primary residence.

For our last single family residence we had a young married couple move in with a brother, all three applied.  

It seemed that just having some kind of communication back to the resident right away was better than them leaving a voicemail.
