BP's view on debt is jaded by the low-rate environment.

When they get ghosted after they have invested lots of time, it makes them a little bit jaded.

My opinion is jaded as I've DIY a bit of our rehabs. 

If the sellers are completely jaded for some reason and refuse to work with a Realtor at all, then like @Michael Carbonare said just get a recommendation on a Title Company from a fellow investor or Realtor and coordinate with them. 

@Jade Davis  I suspect the person doing 30 deals has some assistance ... however I can see a wholesaler possibly doing 30 a year by them self, if they farm out the direct mail.

One struck off some of their properties they wanted to use as evidence.One thing I feel is they are often totally unfair, cherry picking the highest comps...I used to be fair and really try hard to use similar comps...but I'm so jaded now, I typically just pick the lowest ones and use those.
