That is my two cents on the matter but if you feel like you can tackle the task at hand, go for it but be careful and run your numbers overly conservative just in case.

However, response rates can vary depending on the quality of the mailing list and the appeal of the offer.Cold Calling via Text, Instant and direct communication with potential leads but unsolicited text messages may be perceived as intrusive or spam.

I have also considered being a lender with the savings I have, but I do not know how best to tackle that one yet.

I've bought 2 houses off Facebook from just spamming multiple buy sell trade pages in my area.

Real Estate has its pro and cons so is stock.I personally don't invest in stock because of the volatility and I wanted to give Real Estate all my attention so I can be able to tackle any challenges along the way while working full-time as an Engineer.
