I'm a native Nashvillian - Commercial RE Broker, just picked up a nice little buy/hold residential property via MLS (by accident, really) - looking at more off market opportunities via networking & cold/warm calls.

There are plenty of talking points on this topic but no need to overcomplicate it: you don't want any one unfortunate event, accident or oversight to put all your personal assets at risk. 

One of them was recently in a car accident, and hasn't worked in 3 months.

Well, at any moment another driver can come crashing through a light and cause a major accident.

Stuff happens, vacancies, storms, accidents.  

One time when I was placing water and food as I usually do the food bowl tumped over by accident.

But the problem is that if your intent changes once very quickly that could just be an accident. 

However, insurance is limited because it only protects you from one type of liability: accidents/negligence.

Daughter involved in traffic accident, no fatalities but some injuries.
