@Rusty Whitney I concur with @Crystal Smith  "if you don't have the reserves to handle tenants for a couple of months then you shouldn't invest" I would prolong my purchase for a few more months which would allow a few things to occur. 1. 

As I mentioned, I'll be meeting with a RE attorney next week who I hope will make it crystal clear to me what steps I need to take.

@Shiloh Lundahl, My crystal ball says time is running out for those refi’s and many people probably should have started several weeks back before the glut in applications.

Job offers are advertising and are not allowed in this thread.Actually doing a RE agent job pretty much requires a car, unless you're in a palace like NYC that has reasonable public transport.

We're hoping they'll come down a bit by the end of the year, but no crystal ball here, unfortunately.

I currently have a place in Thompsonville MI near Crystal Mountain that I am living in while I rehab.

If you have a crystal ball to advise us all as to when the dynamics in the marketplace will shift, and how, I would sure like a little help.
