They also take a beating if not properly secured (think winter in the midwest, trees shedding branches on the roof and piling up without anyone taking care of it, etc etc).

HI AJ,It looks like it could be a good moneymaker for you.Nice roofs, nice dark parking lot.I looked at the website for it--If it were mine, I'd change those pics out for modern ones and maybe refresh the site with a new one that showcases the property better.Maybe a 3d walk around camera shot for each unit type (maybe use a local service for this.If it were mine I'd use only low VOC paint on turns, if the maintained shed has high VOC paint, I'd try to sell it to a flipper.$100,000 down on a $2M deal for a (looks like) good roof, sealed and striped parking lot, new painted multi-family seems like a steal.I like this style of apartment with the connected upstairs walkways, they seem to attract long term //forever// renter types.And a pool too...

They also required I inspect the house a minimum of once a month and did random inspections several times, once arguing with me over a shed's roof needing to be replaced...Management: As I mentioned earlier this is the BIGGEST issue.

I am not particularly knowledgeable of Marlton and believe others can shed additional light on the market conditions in this particular area However generally speaking I believe the location of the property is critical as well as whether you are acquiring a single family house or multi-family building. 

(Roof over is simply building over the existing roof) And, if that is common in your area.I did a rood over last year on a low pitched roof making it a much higher shed roof style common in the area and it made all the difference, great curb appeal!
