I like the model that @Brie Schmidt mentioned in the recent podcast about providing incentives to the property manager-bonus paid for getting tenant to renew or stay in unit-bonus paid if turnover has no gap (old tenant out/new tenant in the next day)I think the current property management structure is outdated and a new one that provides incentives for the property managers to do a good job will benefit all parties involved!

Also explain that you need a firm move-out date because you are a landlord and need to re-rent that unit.

<30> Offer to issue their FULL deposit back to them the day they move out as long as all belongings and trash are removed.Set a date for them to be out (date needs to be before a date the court will set), add the requirement that they agree to leave the property completely free of belongings and trash which includes small things such as a candy wrapper Have them sign your prepared agreement and proceed to your court hearing.Tell the judge that you have reached an agreement and you would like him/her to endorse it (This is the only time I remember telling the Judge how I want them to rule and they agree).The judge should (and has) accept the agreement and inform the tenant that if they break this agreement, he/she will authorize an immediate eviction.Finally, once the tenant is officially out, then withdraw the eviction.It is hard to justify giving the tenant cash to leave after losing money with them already.

You have to balance how much commission you will make versus selling price and staging finishes expected.Staging will not really eliminate eyesores from outdated designs and construction.

For example, one GC has provided us with an estimate for the project, but it includes items like $22,000 for a trash enclosure, which is non-essential to me.The current rate for rebar enforced concrete slab is $13/sq ft per this GC.Building costs seem to be going up so fast that older posts on this topic seem already outdated and inaccurate.
