Yellowish = replace- Bathroom tub caulk - Bathroom tub Glazing or maybe just cleaning- Bathroom Shower head/handles (modern, just not gross)- Bathroom vanity replace/paint - Bathroom Vanity Mirror (modern) - Bathroom Faucet (modern) - Bathroom Vanity Light (modern)- Flooring/Carpet = nice/clean- Lighting should be somewhat updated: polished metal, not gold/bronze- Paint gray/white trim still works, IF paint is in poor condition

Locally, I add value because it's hard even finding a 1%+ rule cash flow property in the Greater Seattle area, we use our construction company for the rehab, we recycle trim, doors, appliances from our higher price rehabs as materials for our lower price point rentals, we have solid long-term relationships with our hard money lenders, and we have our own real estate team to manage those parts.

This is going to vary market to market but more often than not take your purchase price x 80% reassessment x millage rate (look at the latest tax trim and divide the ad valorem tax bill by the assessed value).

Used a line of mosiac/glass tiles to add some "bling" (actually to help avoid trimming the larger tiles up to the edge of the upper bathroom wall) to the whole thing.Flooring used was a light Allure as these were small bathrooms.
