There is no such limit with VA Vendee homes, but like you said, the pickings are slim.

I'm sure there are some out there, but its going to be slim pickings.

However, because most people who are renters are trained to pay on the 1st it could be more difficult to make them swallow that pill.

So the likelihood that they are able to come up with a substancial deposit along with their first months rent is very slim.

Don't get me wrong, there are deals, but it's slim pickens.  

I saw you had another forum post where you admitted the house probably will have slim margins as a rental once you consider all expenses, so I'd think you would not pursue it as a new purchase.

I have heard of people getting some of there EMD back in a case where the property was broken into or vandalized, but in the general sense if you put it under contract as an investor for a cash purchase and you do not follow through there is a slim chance they will return your EMD.

But buying with 0-Down is not a 'magic pill' to make you rich. 

So, on $600 I've gotten well over $62,200 (so far) on a "slim" deal that had no equity.
