I've witnessed some horror stories and seen good landlords being taken advantage of, burdened, and stressed beyond belief due to a non-paying tenant.

On one hand there are always more deals, limiting beliefs are what give you the notion there may not be another.

For me it all started with the podcasts, hearing about peoples success in the biz really solidified my belief that I too could be successful.  

(I know it sounds like a limiting belief but hear me out.) 

Definitely here you about the market being overheated, Seattle is a tough, tough market if you are a buy-hold investor and don't have the ability to develop.However, I will hold to the belief that Tacoma continues to offer opportunities for cashflow properties, so long as you are able to negotiate a chunk off the list price.

However I think the notion that "what's good for my particular industry is necessarily good for the country as a whole" is somewhat misguided. 

This post reinforced my beliefs.

Despite contrary belief, we close on a lot of deals sourced from the MLS.
