anybody in the NJ area have experience with section 8 tenants? 

  I received a section 8 application for my rental that is willing to pay the total rent im asking. My realtor is listing the property for me so I don't know the details about how much income they produce outside of the section 8 rent and what their credit score is. 

 How does receiving the rent work and in NJ am i receiving 100% of the rent from the state or does the tenant cover as portion?

Joe you are 100% misguided.  Sec 8 does not screen for you; they screen for the person based on their financials to see if they qualify for a voucher NOTHING to do with what you are looking for. I turn down applicates daily. They can have zero income, felony backgrounds etc. and have a sec 8 voucher, do you want a that kind of tenant?   Joe, I have about 300 sec 8 tenants currently and have done 1ks of move in and outs.  I PM more then 600 doors, I am not speculating. I am an expert on all govt programs, Dence, hmm, go it alone, let us all know how it turns out.
