This was tragic accident, but can you imagine the owner's liability if the owner had left the gas can behind for the tenants to use!

Even if they spray a little paint on the trim or floors by accident it's not the end of the world, carpet gets replaced every 5 years anyways...Again though, these are not top of the line places, but the middle market as well so 40-50 years old and showing signs of age.

After multiple black and blues due to the older son swinging the doors "by accident", I asked to have them removed. 

Cheap laminate + accident = ruined laminate.

Even the cleanest dogs have oils in their skin and hair, and all carpet will eventually smell of animals in houses that have animals, no matter if they have "accidents" or not. 

You don't want to be selling the house later, disclose this accident and then have a inspector say the floor joists are unsafe or something like that. 

Their credit was damaged when a spouse was injured in an industrial accident on the job and was unable to work while he underwent a couple surgeries.

Today he told me he can't afford it, he can't afford the rent this month, and he got in an accident and he's waiting on a settlement...The good news is I'm in contact with a great property management company and I've signed an initial agreement to have them take over on June 1st.  

FYI - Take precautions BEFORE an accident so you are not in court for years.
