I lived in Lincoln NE for a while, and the lack of mountains, just to see was a different experience, coming from Inland Empire, and seeing 8-10k high Mtns.

Clearly my trivial set data is very empirical and probably not very meaningful when extrapolated, so I'm not going to use it to determine how much better a great agent is than flat-fee, but it's enough to get me to believe that a great agent is worth what they charge...
