I lived in Lincoln NE for a while, and the lack of mountains, just to see was a different experience, coming from Inland Empire, and seeing 8-10k high Mtns.

Inland species along with Hem-Fir and Doug-Fir are also in tight supply.

Although virtually all of them have built some really good empires of properties, many have become inefficient as time goes on pushing down their values.

Clearly my trivial set data is very empirical and probably not very meaningful when extrapolated, so I'm not going to use it to determine how much better a great agent is than flat-fee, but it's enough to get me to believe that a great agent is worth what they charge...
