Currently I’m attacking my debt head on with everything that I’ve got, taking on a 2nd job as well to get back to par so I can begin saving my down payment for my first property!

I don't plan on doing this job forever anyways though.Not trying to sound like I'm attacking, I genuinely appreciate the advice.

By comparison it seems several times a year I see stories of a Pitbull that horribly attacks or even kills someone.

Thanks in advance for your input.Dave Ramsey is a man that developed a business around making people think he understands finance more than you - it is ALL about BASIC math - I think he has preyed on people - but that's my opinion.You have CC debt at 10% interest, house debt at 3%, student loan debt at 6% -- and you always spend more than you earn - it doesnt take a rocket scientist to tell you to cut back on your spending - then attack the debts with the highest interest first. 

Next time it becomes vacant, you can plan more to attack it right away and not waste time."

There's a lot of cases where liability from a dog attack has fallen back on the landlord, which is why I'm a firm believer in a "no pet" policy (with the obvious exception of service dogs).

I will find out how the person died - I understand they died from a heart attack but will check.
