While I don't support that belief, the principal applies to real estate investing.

But, in a sense, this forum is a 'grade school' for a lot of new investors.My own children have tattoo's and piercings, and they are professionals, very successful in their young lives.I will stick to my beliefs, constructed over 3 decades of real estate investment experience.

Through it all, I've always been persistent, and I've never lost the belief that entrepreneurship is the only way to live my life with passion and the potential for freedom for my family… a philosophy I've seen over and over again here at BP, which I think is great.

Tim I think maybe you need to do a little more research on Adjudicated properties; It's my belief that the property is yours out right.

My belief is that anyone analyzing their market needs to look slightly to the future, or at least stay solidly in the legitimate present to take advantage of opportunities.

Contrary to popular belief, this is not set because I believe it will give me a higher return.

@Payton Pearson I don’t say you wasn’t serious, I just wanted to point out my belief from experience concerning partners. (  It is clear you are serious.) 

@Rajiv Gupta I know you posted this a LONG time ago, but it is still a very relevant question for a lot of people.Contrary to popular belief, there are very few ways to have a diversified RE portfolio that is 'passive' with minimal risk.RE is a business.There are many gurus out there purporting that you can buy turn-key properties, etc. that are totally passive, but most of them are full of it.What it sounds like you are looking for, is either to buy NNN properties, or invest passively in syndications.Now, this was posted over two years ago...so I am curious to know what have you done since then? 

I believe this to be a core belief of mine going into this so I have the knowledge and the know how of every aspect of what a rehab in-tells.
