Passive Diversified Risk Minimized Real Estate Investment

How's that for a subject! So I have a simple question beginning with the end in mind. How can I build a diversified real estate investment portfolio that is passive and has minimal risk AND that overall generates approximately $100,000 per year cash flow. I am curious to hear any answer even one that says something to the effect of "You need X million dollars" to do this.  I am also curious to see if people would recommend hard money lending, long term investments, etc, etc...
