Below is a simplistic worksheet.Over a 5-year hold period, IRR is 15%.Does anybody see a better option to deploy cash in today’s environment?

We used it for scripts while deploying Privy, Propstream and Propwire plus a few search sites where we got emails and phone numbers.

There are plenty of opportunities out there it looks like to deploy the roughly $120,000 capital (worst case) that I would see from selling in an OOS market.

I would like a property in an area that attracts high quality long-term family renters would be ideal since I am a Buy and Hold investor and live a pretty busy life with constant deployments, relocations, etc.  

We actually already have a HELOC on the primary at the moment (total $220k) (used it to creatively get the first few properties) but I'm hesitant to deploy it at the moment since it has a variable interest rate that's not favorable with the market (I think it would be around 9.5% currently).

Do you deploy with little notice for 9-12 months to the middle of nowhere?

A lot of companies, us included, have the option to invest and have that cash flow begin the following month of deployment.

I have save cash in a high yield savings account, but I am looking to deploy it faster because.

This is the only city I'm deploying my capital into, even though we do business in several metros. 

As of today I have funded all my own deals through the standard save money and deploy method.
