I have said this on several forums and to dozens of people, but it falls on deaf ears.i do max my TSP ($19K) and backdoor Roth ($6K) because I have the capital to spare and have nothing better to do with it (against my better judgement).

Over the years, we've been able to turn my work in my spare time into a nice part of our nest egg.

Moved in start of 2020, and we had one tenant move out in our smaller unit so my wife and I rehabbed that with our newly found spare / COVID time.

I did them in my spare time from my couch while watching TV it was super convenient and easy. 

If I was getting 6%-8%, I might as well invest passively and spare myself a lot of time-suck and headache.

We've been housing students in some spare bedrooms for almost 2 years now in our own home, and an opportunity came up to purchase a house 1 house down from ours.  

The soil below the footing will need to be tamped and packed or over excavated and re-compacted to likely a 90% dry density so you are not being paranoid.

And that's only if I'm ok dumping in ALL the cash we'll get in selling our house (leaving just enough for reserves).In general I think there has been a "compacting" of prices where the less expensive properties have been outpacing the higher priced ones as people end up shopping down market from where they would have with lower rates - Hell the house we are selling in Del Sur I wouldn't buy today, monthly payments would be like 2x what we pay and we only bought it 2.5 years ago!

The OI district is designed for use on sites that have convenient access to arterials, since development of moderate to high intensity is allowed.The OI District is used to implement the Comprehensive Plan within those areas shown as part of the Rural, Suburban, Urban, or Compact Neighborhood Tiers.It looks to me to potentially allow/support residential development.
