As this is a park in a great location which is also a "high desert" climate, dusty roads are mostly accepted across town. 

The climate is tropical so it can be a plus of minus.

Although not the best time to be disposing a property, i) I have conviction in the buyer's ability to perform, and ii) believe the sale price is a defensible exit value given the current climate.

I'm not sure the conventional investment techniques are still apply in this climate.

We don't even have these in my climate but these little tourists thrived when unpacked.
