In the very nice subdivision outside of greystone, a highend gated community, i saw a current apprasial about a week ago with market value of a nice 2100sqft garden home @$193,000....paying taxes around $1,000....not calculating deductions.....not bad...some its even lower....areas which don't even pay municipal tax.....cut an extra %30 off the property tax bracket....That about sums it up as far as my eyes can see...yeah-Art

Garden apts. usually fetch much less unless you watch that show "Income Property" on HGTV and live in Canada.Second, is this a legal 4th unit?

My cash flow buyers are in the 'off brand' locations in south city (C Class), the investment/development adjacent areas of North City (d class) and parts of North County.My A & B class buyers are in Benton Park, Benton Park west off Cherokee, Christy Park, Princeton Heights, Southwest Gardens, and North & South Hampton neighborhoods.  

Long Beach, Garden Grove and Lakewood seem to work.

In my single family houses the tenants are responsible to mow the lawn (they supply their own lawn mower) and do simple gardening chores/clean-up and rake leaves and shovel snow.

If we look at trends and newly identified behaviors based on the current pandemic I think the tides will sway a little more in favor for a SFR or garden style apartment for the foreseeable future.
