I have been there with a tenant likeyou an got taken to court> tenantsaying condo bad , unlivable whenI just remodeled the whole place myself> the tenant played the samegame you did well the judge actuallywent to this condo because like you thetenant said it was junk well the judgegave me a judgement for $4,000 unpaid rent AND kicked him out the very next day > by the way your trick is know byjudges and if you are found out to play this game look out!!!

From my experience as the landlord:Your partner' residency status is irrelevant.You need to look at your partner's connection to the property as well as if any judgement is actually can be collected.If you partner has been serviced properly, somebody needs to show up in court unless the default judgment cannot be connected.

Prior to signing a contract we do a data search of the customer on the Md State court system to see if they are being sued , like to sue , and have judgements against them .I do have to say 50% is a wee bit steep as a deposit , but I dont know the laws of the state where the work is being done
