FHA or New 5% Conventional Loan

so you will still be paying PMI on the 5% down conventional. anytime you put down <20% you're usually paying PMI. one big factor is that with an fha loan, there's an fha inspection type walk-through where someone from the mortgage company will go make sure the property is 'safe' for a new homeowner; this is a deterrent for some sellers because they're worried they'll have to pay to repair stupid little stuff before closing. this doesn't happen with conventional, so an offer with a conventional loan can be more appealing. in a competitive market that does make a difference.

I have to agree with everyone...shut the water off at the main when not in use, and keep the power on (shut the breakers off when you leave), so the buyer can visualize the house as functional.

Are Tax Deed Sales Lucrative?

Here the 21 years is a stiff deterrent, and there is an additional requirement that if you are Aping vacant land or lots that you have to fence it off and excluded EVERYBODY including the owner from the property for 21 years without a break. When there is s dispute over a fence line, its better to resolve by negotiations rather than waiting 21 years and filing a law suit.I have seen where title companies and title attorneys have given a flyer of selling a tax sale property for example, if the sale is more than 21 years old without having to file either a Quiet Tittle Action, or an Adverse Possession Suit.

That does not happen by accident, you must spec what you want. The wire shelves allow for easier painting on turns, (easy quick) visual conformation that the outgoing renter has not left (a handgun, illegal substances, or a big dead bug) up there.I am not aware of these ubiquitous shelves being a danger to life...Seems like the tail wants to wag the dog here--maybe a harbinger of things to come.Either the renter or you are the boss...maybe a harbinger of things to come.Good Luck!
