Curb appeal should be awesome, kitchen updated and bathrooms updated and you should be presented with professional pictures that the property manager can use for marketing for years to come.Bottom line, the price you pay should be related to the value and product you get.

Kick the emotional attachment to the curb as this market can correct and your 6k negative (if that factors in repairs, vacancy, etc) will be nothing if the market softens and the you are stuck.

Single family homes rent quickly there if you have a quality product, not as much brick there as Detroit so not quite the same curb appeal but strong rentals nonetheless.
