Curb appeal should be awesome, kitchen updated and bathrooms updated and you should be presented with professional pictures that the property manager can use for marketing for years to come.Bottom line, the price you pay should be related to the value and product you get.

does the analysis change for the cement RV pad if I plan to do my own yard care and it would cut down on time and money for watering and have the side benefit of better "curb appeal"?

@Eric Black,I agree with you and if he decides to cut her lose over a few pennies, then start finding deals on his own and one day the seller says I have an agent, and it just might be the same agent you kick to the curb and guess what you might not get a good deal very small world in the real estate business.Joe Gore

Kick the emotional attachment to the curb as this market can correct and your 6k negative (if that factors in repairs, vacancy, etc) will be nothing if the market softens and the you are stuck.

If they do not, the landlord will ask the judge for a Writ of Restitution, and the local sheriff will be notified to throw the dead beats out of the home and place any left over belongings at the curb. 

For instance within 12 months of purchase I want to have all the exterior maintenance and curb appeal completed as well as the renovations in the unit I live in completed.

Single family homes rent quickly there if you have a quality product, not as much brick there as Detroit so not quite the same curb appeal but strong rentals nonetheless.
