We remediated mold, didn't disclose it (didn't think we had to), and a couple weeks before closing, it came up in conversation with our agent who insisted we write up an amendment disclosing it (we included it in a larger amendment so it wouldn't stand out as a major issue).

The timing was:- Original Contract had a closing date of 12/23/15- We signed an amendment to move closing date to 12/31/15- Listing agreement expired 1/4/16We did not get the notification from the realtor that they wanted their commission until AFTER we said we would not extend our listing agreement with them.

Contract was standard Oregon form, with the bank's contract amended to it, but it seems even their own contract doesn't allow them to back out.

There were some questions around the parking situation (on our end) and we just found out that the seller's realtor did not provide the site plan for the latest amendment, which shows 1 large deeded spot.
