My wife wants me home more and I will start working to sub out showings, experiment some with giving strangers lock box codes (nervous about that one) and continue to work on improving my list of needed repairs - and order to do them to speed things up and minimize my need to go to the property.I am nowhere close to considering hiring a property manager.

I can't tell you how many times I went back and forth with a tenant about a good time for me to show, only to have the potential tenant no-show on the appointment, then all that time is wasted, the current tenant is annoyed, I'm annoyed, no one is happy.There are potential issues with allowing strangers to walk around an occupied property.

I can easily print up "official" paperwork from the town proving I'm the owner.Bottom line is if I'm taking a property of mine that's worth north of 100k and giveing some stranger access to it then THEY WILL jump through whatever hoops I desire in order for me to protect that 100k.
