I don't want any of my sibling's actions to jeopardize our verbal no-harm agreement while we get through this transition.I realize I'm asking for free help, but I'd be extremely grateful for any scenarios that can help me spot warning signs and correct if it's within my legal rights.

Currently, they are still ~8% below comps in the area market and after I took possession in late July and told my tenants I am holding rents stable for 1 year, they feel grateful. 

Since the grill is still in good shape after 2 years I have just ordered replacement parts for the few parts like the grate (one was broken in the corner) and the tray that holds the charcoal and they are cheap to replace.I like to keep things simple in life when I can.

We are very proud of the quality work we do, the standards to which we maintain our homes, the way we treat our subs and partners and we are grateful that we have appreciative tenants.
