Good screening should give you insight into the person's character, and being irresponsible with simple things like updating documents should raise valid concerns for landlords. 

we all make mistakes as people but deserve a second chance, I am sure your A pretty good judge of character so you can tell if this person is sincere.

Losing a month or two's rent is the least of your problems with this awful character around.

Law students also have to worry about any potential legal troubles that can possibly be a problem when they try to pass the moral character review with the bar.

You have to assess their character and get a sense of what a landlord-tenant relationship would be like with them.
