That would determine my reaction. if they are Pro Se and going to stand up in court themselves fighting for the MAX small claims judgement, let the PM do their thing.

It's really a judgement call. 

Make sure you go online and see what the judgement actually says.

If you are asking in order to find tenants that have run out on rent or owe a default judgement, it's largely a waste of time.

@Andrew Herrig I'm mailing to delinquent tax properties that are absentee owned, and have a suit/judgement against them.

The tenant is judgement proof and that is a risk you take in return for guaranteed section 8 rent.  

I was able to put both lawsuits in one filing and the trust company ( which I don't own) was listed in the suit  and is listed on the judgement deeds I recieved. 

If you get judgement in your favor then it's off to collections, they take % if they decide it's worth it. but you might see some money down the line if your lucky.

I am initiating a targeted direct mail campaign toward absentee owners that are in debt (i.e. foreclosing, judgement, lien), divorcing or going thru probate due to limited finances.One of Brandon's webinar mentions Listsource, and I did purchase 500 leads from them, but they are only absentee owners and not filtered down further. 

An eviction itself won't post to a credit bureau report but a collection (if you turn over the unpaid rent to an agency) or a judgement certainly will result in a big hit to their credit score.
