Target List for Direct Mail Campaign

Hi I am a new investor in Las Vegas. I am initiating a targeted direct mail campaign toward absentee owners that are in debt (i.e. foreclosing, judgement, lien), divorcing or going thru probate due to limited finances.

One of Brandon's webinar mentions Listsource, and I did purchase 500 leads from them, but they are only absentee owners and not filtered down further. 

Does anyone have any tips on what criterias they use when buying from listbrokers to filter the debt/divorce/death criterias or do they use other sources like the county recorder website? 

IF I use the county recorder website, what are the documents that I will be searching for?

Since I already have a list of 500 leads, how do I use the information on them to further filter for d/d/d?

Thanks ahead of time--I have many questions.

@Robert Huang I'm not sure what you mean by filter further but I'll still give you my two cents on the matter. Send mail to these 500 potential leads and continue sending mail to them consistently for the next 6-12 months. It usually takes around 3-5 touches to get a response, but, responses are known to come in earlier as well. Listsource is a great site and one that I recommend to everyone.  Just for reference, these are the criteria I search when creating lists for my direct mail campaign:

Owner Equity - 30% or more

Age of Occupant - 45+

Years Owned - 5+ years

Property Type - 1-4 units

Exclude Corporate Owned

Exclude Trust Owned

Ownership Type - Absentee. If not enough records in Absentee add, Homeowners
