This actually can make some a better risk than someone who just has some credit issues.For someone in bankruptcy you should ask for a letter from their attorney stating that entering into your lease is permitted by the court and that the obligations are affirmed and will not be included as a creditor.

One way around those requirements is to convert the commercial spaces to live/work units but those are limited to uses like hair salons, office, shops, etc so no restaurants/bars.

Heck, in most jurisdictions you need a license to cut hair when you start offering services to the public.The fact is, generally, within any specific RE office, Sales or PM, only the licensees can perform those RE activities.
