There are numerous issues involved such as zoning for your area, is it a one family zone and can you do a duplex or fourplex in a one family zone, land building ratio if you have to add on to the house?

The basic background check is through smart move and they have an option for the prospective tenant to pay and have an add on option for judgements and liens search.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

So, the bed count is not different from a LTR to a STR unless you can add on or finish a room with a proper egress.

This assumes your contract stipulates that sellervpays all transfer taxes, title insurance, and any other add on's you want like home warranty, etc. 

That could be an awesome investment with the goal of value add by way of add on.

You get "protection" from the LLC, but in reality most people end up commingling funds or doing something to invalidate that veil of protection anyway, and add on rent control on top it might not be worth it.
