They're an added element if you want to do a 1031.You're spot on to have your financial advisor/accountant help you figure if the gain and potential depreciation recapture make the 1031 worthwhile in your situation.

It's all a matter of what you want to do.I haven't looked at turnkey numbers recently, but I know home prices have been rising across the board, so I wouldn't be surprised if it's a lot more difficult to find worthwhile properties in the current turnkey market.
