@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)

Hello community,I have been debating whether switching to gas water heater makes sense over swapping the old tank WH with a new one? 

The tenants know the mini split is their best bet for controlling temp on their side, but they do not want to not pay for the energy to run it and would prefer the gas gets used (gas is included in their lease.) 

Obviously, no title company is going to insure title while there’s a valid option to purchase outstanding.  

Every state is different, and I think you are an expert on your state no doubt about it, but you can not say it is illegal everywhere else, where I see licensed agents and brokers doing it all the time in other statesSo what you are saying is not 100% valid

Maybe BP should validate successful investors and pimp us out to folks willing to pay 5-10k for a lunch and a couple PPT presentations... seems like a much easier way to make money than investing...
