One of which is a rodent issue; to remediate this we have hired a pest control company to do a full service inspection and trapping job for several weeks, but we are still having issues. 

@Gary M caceres  you want an exterminator both to set traps and seal any openings to the exterior.

(Simple jobs can sometimes not be simple, as I've been trapped at Home Depot for hours looking for just one.... stupid.... part....)2) you might be crazy as we don't know how much they charged you.

Hello all , it seems everybody in this country is making a bigger deal out of investing in section 8 properties versus let’s just call it a cash tenant.

Beware of these traps! 

Its the yield trap that usually in commercial people want the high cap rate properties, but their cap rates are higher because they are riskeri in generally poor quailty areas.I've really only invested around me. 

With the recent appreciation, it made sense to refi back to a highly leveraged position and redeploy that capital to where it can produce higher return than it was achieving trapped in a property which was reducing the leverage.  

He used to trap the squirrels too.
