I believe one factor that can tilt teh results in favor of the investor who is looking for this passive approach is the due diligence when it comes to the TK provider.It is my impression that there are many to chose from but very few really meet my criteria.In addition I have come to see that building a portfolio with a few adds a dynamic that I did not even had on my radar when I first started.

Again please keep in mind that I am a turnkey provider doing ONLY Class B (some Class A) properties that are not Section 8, so my opinions have a bit of a tilt, but hopefully this was a good breakdown on some good rental areas in the Birmingham MSA.

.Ideal grade is one 1/4" drop for every foot.That is you slope or tilt the pipe downwards a 1/4" inch for every foot in length of the actual drainline.If the pipe is exposed or "hung" in a crawl space under the house ,and if you have the guts and experience to rehang that pipe,go for it.Attention,,,dont even think about doing that work unless you have several years experience working around electrical lines in a confined space like a 18-24 inch crawl space under a house.Again in these cases you want to hire a licensed plumber.stick to rebuilding faucets and hanging lavatories stuff where you wont get hurt,,,Hope this helps JodyDD in L.A.

We also prefer to use casement, awning, or tilt-n-turn where an operating window is required as these are the most efficient styles of operators.While we use double-glazed w/ inert gas as a minimum we more frequently use triple-glazed windows in our retrofits with exposure specific glazings as the capital cost difference is minimal over the life of the product.It is also vitally important to pay attention to the frame, particularly the spacers used between the panes.
