There was a recent biggerpockets episode where guest Dion McNeely talks about why he DOES NOT own in an LLC.

Talk about mistreating someone and trying to back them into a corner, I had no information.

I would also recommend talking it over with a RE professional in your area to make sure the comps for profit are accurate because it could swing a lot with different profit projections. 

Took about half a year to learn how to walk, talk and even eat again, but bounced back to my love for real estate investing and the two things that transitioned me from just wholesaling to actually buying deals as an investor was creative finance and private money.Bought my first rental property in Easley, S.C. owner finance and one of my best rentals I still own today was bought subject-to! 

People definitely want to be near the lake and some of the amenities if you're talking that part of North Metro ATL.

On more than one occasion I’ve talked with a person or two that was offering real estate coaching and I found out very quickly that either it was not what they were advertising or they was not far enough along to be coaching anyone except maybe a complete newbie or maybe it wasn’t the strategy for me.Anyway, that’s my ramble for this morning.

Personally, I would never live in PHX, but that is all personal biases (I prefer seasons and greenery), and clearly lots of people choose to live in PHX.At the end of the day, I would argue market selection almost only comes into play when you are talking assets that cater to institutional buyers that have to get investment committee sign off.
