( maybe  sweeten the terms  you are  giving the seller in order to  make it  worth their time ) it sounds like the cash out  refinance  might not  work out  so  try to get this  pinned  down  before  making any additional mistakes  ( normally  a lender  should be able to give you a  slid indication of  approval  within 1-2 days  after you have  provided all the data they ask for )

Here is my suggestion: If you love this location and intend to occupy for 10 years make the offer with notes that seller has to bring subject to code and remove tenants, you will need to sweeten the price for them to do this.
