Tenant's dirty clothes are all over the floor, people got to step over it, smelly dishes in the sink for weeks, and people had to hold their noses to see the place in addition to seeing my filthy tenant with his foot long beard.

If you can manage more then a 4-plx+  then my suggestion would be to move towards one multi family investment property.Not making dumb moves starts with not stacking your dishes too high.

Around here the only time we see a house with dish/directtv is when it can’t get either Spectrum or Xfinity (it will be one or the other, you won’t have a choice).
