Looking to invest in rentals in tenn. or Alabama

Hey guys first post in the forums. I am currently a homeowner of a personal SFH in California. I have acquired a lot of equity since purchasing in 2014. I am looking to buy some out of state rentals in either Tennessee or Alabama due to the cheap price of entry and returns.

Was wondering which cities and towns are some of the better choices?

Any other tips or tricks would be greatly appreciated!

@Anthony Phillips Tax liens and deeds are a great way to obtain rental property in Alabama. A tax lien gives you the right to immediate possession (rents) of the property in Alabama. You can often find these for 10K or less. I like the Birmingham and Jefferson County areas.
