I have an accountant between me and the IRS, I don't call them and start asking if I can deduct my shoes because I am a runner and oh by the way it felt like the 300 foot office space was a bit high.

There will be people there looking for assistants / materials runners, or wholesalers that need to hire people to drive for dollars, etc.

If you go Section 8, I would strongly suggest quarterly inspections.The wear and tear is generally more with Section 8.One of my Section 8 tenants, has carpet runners in the heavy traffic areas.
