I've had very good luck painting that type of rail with Alkyde paint and a small roller.  

When he takes a break he pointed the roller up and sits the other end of the extension pole on the ground, and he pushed the pole inside this cup holder thing, so it won't tip over...while he smoked a cigarette in one hand and worked his mobile phone with the other hand.Then I noticed he walked funny, dragging his feet. 

Also some of the cheaper rollers from places like Big Lots tend to break.  

Today I can see where the rollers stopped near ceiling and they should have touched up. 

I am just really tired of emotional roller coaster.

Maybe one day if I become a high-roller or catch a break in the RE business haha.

It's like an up and down roller coaster ride with the lenders and such.I hope to be purchasing soon !

Alex, my personal advice is that there's no better way to learn the market than fix and flip...assuming you can stomach the roller coaster and risk.

I have used a nylon roller in areas at times but not a weighted one.In order to avoid the few problems that I've had, I will haul that weighted roller up those stairs.My thinking was that I can avoid rolling the floor by pressing harder and walking on the seams.

My life since mid September has been one long emotional roller coaster ride.
